Layout:
Top floor apartment in residential block of 9. From the entrance lobby and hallway there are three spacious bedrooms, a separate toilet, bathroom with shower over bath and large cleaning cupboard. Also leading off from this entrance lobby is the combined dining, living area with partially connected kitchen. Heating is by woodburning stove plus night storage heaters. There is also a balcony with superb views over both local ski mountains and distant views to the Hohe Tauern National Park at the head of the valley. Other facilities include a CD/radio player, TV and Broadband internet connection.
Kitchen is equipped with a cooker, hob, toaster, Microwave, Dishwasher, Fridge/freezer and well equipped with everything else you would need.
The bathroom has a washing machine.
It is situated in a prime area of the picturesque town of Wagrain which lies right at the heart of the Ski-Amade region, Austrias largest ski network. Very snowsure and varied skiing with one of the most up-to-date lift systems in Europe.
There are superb views from the apartment with all amenities just a short walk away. One hours drive or shuttle bus from Salzburg airport. The flat lies on a sunny plateau overlooking both ski mountains and a traditional Austrian Church from the balcony. It is a 5 min walk to the skibus and local spa shop and 10 minute walk to the nearest gondola if one chooses not to catch the bus. To one side of the apartment is a small rural park, with a steeply wooded slope to the rear and a small field in front.
Skiing:
Wagrain is at the centre of the Salzburger Sportwelt which comprises the linked towns of Flachau, Wagrain, Alpendorf. A short drive up the valley you reach Kleinarl which is directly linked into Zauchensee. Within 1 hour are the following resorts all on the same larger Ski-Amade ski pass:
Grosarl, Dorfgastein, Badgastein, Bad Hofgastein, Schladming, Maria Alm, Filzmoos, Eben, Muhlbach, Altenmarkt/Radstadt. For a small additional cost it is possible to buy a Salzburger SuperSki pass - 2,200 km of pistes.
Apart from two beginners lifts at the foot of the mountain there are no T-bar/button lifts in this resort. All lifts are either modern Gondolas or fast detachable chairs, (many have heated seats!). There has been, and continues to be enormous investment into the skiing in this area with very comprehensive snowmaking machinery if required despite its extremely snow-sure record.
The town:
Kirchboden is elevated above the main town of Wagrain on a sunny plateau surrounding a very pretty traditional church, ruined castle and many old rustic buildings. It is a short walk down into the main town with many restaurants and shops etc. Nearby is the waterworld and wellness centre which allows swimming year round with waterslides into an open air heated pool, linked inside, also open in the winter. This huge area has largely been undiscovered by the British and will reward skiers with a genuine Austrian ski experience, plentiful excellent value mountain restaurants and very friendly people.
Note:
The heating to the bedrooms is by night storage heaters and the bathroom is by underfloor heating. It is the renters responsibility to buy the wooden pellet heating fuel for the kachelofen which heats the lounge/kitchen.

Heating is hot air system via a fuel boiler (replaced 2009), plus the wood burner. There are two sets of linen for every bed plus the futon. Lots of towels.
